We work directly with property managers and board members under master service agreements.

We price portfolio work on a tiered per-linear-foot basis. The more linear footage across the portfolio (and the more units serviced annually), the lower the per-foot rate. Typical portfolios of 8+ buildings or 15,000+ linear feet of gutters qualify for our enterprise tier. We also offer fixed-fee annual maintenance contracts with predictable budgeting.

Yes. We invoice portfolios monthly, quarterly, or per work order — whatever fits your accounting workflow. Each invoice can include site-by-site cost breakdowns, photo documentation, and unit-level notes. We work with most major property management accounting systems including Yardi, AppFolio, and Buildium.

Every visit includes a photo report (before, during, after), a written condition assessment, a list of any noted defects, and a recommendation log. For board meetings or reserve fund studies, we provide multi-year forecasts of gutter and eavestrough condition across the portfolio.

Yes. EavesArmour carries $5M commercial general liability, WSIB coverage, and all crew members are fall-protection trained and certified for working at heights under Ontario Ministry of Labour regulations. Certificates of insurance can be issued in your management company's name on request.

Yes. Our EavesArmour ICE system combines micro-mesh gutter guards with self-regulating heat cables — ideal for condo blocks, townhouse rows, and commercial buildings where ice dam liability is a real concern. We design portfolio-wide ice prevention plans during summer for installation before winter.
